Treevine Capital (“Treevine” or the “Company”) seeks debt financing in the amount of thirteen milliontwelve million eighth hundred thousand dollars ($13,00,000) to refinance a portfolio of mortgage loans, each secured by a cash-flowing commercial real estate asset with lease(s) in place. Currently, the Properties each have separate mortgage loans with lenders that are either banks, credit unions, and/or private lenders.
This is a unique and attractive opportunity for investors to provide debt financing to Treevine Capital due to the following reasons:
- Attractive Returns of 8% per annum, secured by cash-flowing, diversified real estate assets
- Term- 7 Years
- Lockout – 12 Months USA, Other Countries None
- $10,000 USD Minimum for Accredited Investors in USA

- Fully collateralized first lien positions
- Maximum LTV of 75% for each loan
- Current FMV for Properties is $17.1M in aggregate
- Proposed Loans for Properties is $12.8M in aggregate
- Properties are cash-flowing with high yielding cap rate

- Current Cap Rate for Properties is 9.0%
- Projected DSCR (Yr 1) of 1.54X is healthy
- Diversified portfolio of Properties:
- By Number – six (6) loans will be secured by six (6) properties
- By Geography – the six (6) Properties are located in five (5) different cities
- By Asset Class – the Properties have a mix of retail, industrial and office tenants
- Favorable lease structures – leases are primarily structured as NNN – requiring minimal Landlord responsibility and allowing for pass through of increases in operating expenses and taxes
- Principals of the landlords for each Property have local expertise and proven track record of maximizing real estate values and local expertise
